A waterfront rental on the Gulf Coast, and a straight answer about whether paid search was worth it.

The situation

A waterfront property on Tierra Verde, on the water south of St. Petersburg, listed and booked through Airbnb. Like most short-term rental operators, the listing platform owns the customer relationship: it decides who sees the property, it takes a cut of every stay, and it can change the rules without warning.

The strategic question for an operator in that position is how much demand can be reached outside the platform, and whether the economics of chasing it work at the scale of a single property rather than a portfolio.

What we did

  • Reviewed where the property's bookings were actually coming from before recommending any spend.
  • Assessed the direct-booking opportunity against the realistic cost of capturing destination and property-intent searches in a competitive Gulf Coast market.
  • Built a custom operations dashboard tying bookings to cleaning crew scheduling, so the turnover process and the marketing shared one source of truth.

The honest read

Not every business should buy paid search. For a single short-term rental, the cost of competing with the platforms on destination keywords can exceed the commission you are trying to avoid. That is a conversation worth having before the money is spent, not after, and it is one we have had with more than one client.
